A tall Victorian townhouse in the hip district of Primrose Hill, the house spreads over 5 floors, with open-plan kitchen and living area on the lower ground, a gorgeous reception area and study on the ground floor and a home gym at loft level.
Outdoor spaces abound, with roof terraces to the first and loft floors, and a generous garden complete with outdoor kitchen, designed to blur the lines between inside and out.
The property had already been extended before our clients acquired it, however it lacked character as all of the original features had been stripped out completely and the flow of the spaces just did not work. Zulufish redesigned it entirely, retaining the stunning double height rear glass façade but leaving little else.
Our clients loved a minimalist look that would create the ideal backdrop to their fantastic art collection featuring pieces by Lowry and Bridget Riley, but at the same time they wanted to ensure the house had real soul, which we brought in with clever design details, timeless joinery design and splashes of colour throughout.
The lower ground floor comprises kitchen, dining and an informal snug, as well as a concealed pantry and utility rooms.
The hero element is the double-height floor to ceiling glazing which stretches over the dining area, allowing abundant light to elevate the space.
The ground floor is designed for entertaining, the Charlotte Perriand inspired wall of floating joinery, designed and manufactured by HUX, discreetly hides the offset TV.
To the rear of the property a vintage record player spins vinyl by the internal glass balustrade and the inset crittal wall-lined study, that jointly overlook the dining space below.
On the first floor the master suite is a standout, with artwork by David Hockney setting the colour scheme and a cleverly designed bespoke dressing area by HUX leading through to the ensuite.
The second floor comprises a study, guest bed complete with bespoke wardrobes by HUX, and leads through to a stunning inky blue ensuite featuring chalky textural tiles.
The loft is home to a second guest bed and small wc but by far the standout room is the clients’ home gym.
The floor structure in the loft was strengthened to support the additional weight of the gym equipment and specialist rubber flooring was introduced.
Rooflights and LED lighting details were added to create the right environment and the design was brought together by the vertical, slatted walnut cladding to the feature wall.
